What areas do you serve?
Based in Burton, Michigan, we serve Flint and Genesee County, as well as Lapeer County, Tuscola County, Shiawassee County and Oakland County.
What kinds of properties do you manage?
We manage both residential and commercial properties, including single-family homes, multi-family properties, apartment buildings and commercial spaces.
What services does your property management company provide for owners?
We handle the day-to-day management of your property so you don't have to. This includes marketing the property, screening applicants, preparing leases, collecting rent, coordinating maintenance and inspections, and providing regular financial reporting.
We work with owners across Genesee, Lapeer, Tuscola, Shiawassee, and Oakland counties, managing both residential and commercial properties with a consistent, hands-on approach.
How do you screen potential tenants?
Every applicant goes through the same structured review — credit, income, employment, rental history, and criminal background where permitted by law. This consistent process helps reduce the likelihood of late payments, turnover, and property damage.
All screening is conducted in compliance with Michigan fair housing and landlord-tenant laws.
How do you handle property maintenance and repairs?
We coordinate all maintenance and repairs through a network of contractors and service providers we've worked with over the years. Requests are handled promptly, and we work to keep repair costs reasonable.
For urgent situations, we're available 24/7 so tenants get a timely response and your property stays protected.
How is rent collection managed?
Rent is collected through an online portal that gives tenants a straightforward way to pay. We enforce lease terms around due dates, late fees, and payment plans.
What happens if a tenant fails to pay their rent on time?
Rent is due on the first of the month, with a grace period through the fifth. If payment isn't received by the sixth, a $50 late fee is applied and a seven-day demand for payment is issued. If the balance remains unpaid after that period, the file is forwarded to our attorney to begin the legal eviction process.
How do you handle tenant turnover?
When a tenant vacates, we move quickly to get the unit back on the market. We list the property across online platforms and use additional marketing channels to reach prospective tenants. Our focus is on filling the vacancy with a qualified tenant in a reasonable timeframe.
How do you ensure compliance with Michigan laws and regulations?
We stay current on Michigan landlord-tenant law and applicable local regulations, and apply that knowledge to how we manage leases, handle tenant issues, and operate day-to-day. Our goal is to help owners avoid common legal pitfalls and remain in compliance throughout the management relationship.
How often do you provide financial reporting?
Monthly financial statements are available through the owner portal, where you can review income, expenses, and other account activity at any time. Reports are straightforward and organized to give you a clear picture of how your property is performing.
Do you offer emergency support for properties?
Yes. We handle tenant emergency calls around the clock, including nights and weekends. Common situations include plumbing leaks, electrical issues, HVAC failures, and security concerns — anything that affects tenant safety or the condition of the property.
When an emergency occurs, we'll notify you and follow up with a summary of the situation, the steps taken, and any associated costs.
Can you manage multiple properties?
Yes. We manage portfolios of all sizes, from single rental homes to multi-unit apartment buildings, across Genesee, Lapeer, Tuscola, Shiawassee, and Oakland counties. We work with both residential and commercial properties and have been doing so for over 55 years.
Why should I choose Quality Rental Homes over another property management company in Michigan?
