How do I apply for a rental property?
Applications are completed online through our listings page. Select the property you're interested in and fill out the application, which includes your personal information, employment history, and rental references. As part of the process, we run a credit and background check on all applicants.
If you have questions along the way, we're available to help.
How do I pay my rent?
Rent is paid through the online tenant portal, which accepts multiple payment methods. You can also set up automatic payments or reminders through the portal to help you stay on track.
When is rent due?
Please review your lease agreement for exact due dates, but typically, rent is due on the 1st of each month and considered late on the 6th.
What happens if I pay my rent late?
Rent is due on the first of the month, with a grace period through the fifth. A $50 late fee is applied on the sixth, along with a seven-day demand for payment. If the balance isn't resolved within that period, the matter is referred to our attorney.
If you anticipate trouble paying on time, contact us before the due date. Early communication gives us the best opportunity to work through the situation.
What should I do if something in my unit needs repair?
Maintenance requests are submitted through the online tenant portal or by phone. Include as much detail as possible and attach photos if you can — this helps us assess the issue and dispatch the right contractor.
Can I make changes or improvements to my rental unit?
Any changes or improvements to your unit require written approval from our team before work begins. This applies to both minor alterations and larger modifications. Getting approval in advance helps avoid potential issues at move-out or during your tenancy.
What is the process for renewing my lease?
Most of our leases operate on a month-to-month basis, so there's no formal renewal process required — your tenancy simply continues under the existing terms until either party provides notice.
If you're on a fixed-term lease, once the initial term expires it automatically converts to a month-to-month tenancy — no formal renewal is needed. We'll reach out before your lease ends to discuss any updates to the terms or rent prior to that transition.
What if I decide not to renew my lease?
If you decide to vacate, review your lease for the required notice period and notify us in writing. We'll provide move-out instructions covering key return, cleaning expectations, and anything else needed to close out your tenancy.
What happens if I need to break my lease early?
Most of our leases are month-to-month, so early termination is generally less of a concern — you simply provide the required written notice to vacate. If you're on a fixed-term lease and need to leave before it ends, notify us in writing as soon as possible. Early termination may result in fees or other financial obligations depending on your lease terms, and reaching out early gives us the best opportunity to work through your options.
What is the security deposit requirement?
Security deposit amounts vary by property. Under Michigan law, the maximum allowable deposit is one and a half times the monthly rent, and most of our properties are set at that amount. Some units require one month's rent. The full deposit is due prior to move-in.
When will I receive my security deposit refund?
Under Michigan law, your security deposit will be returned within 30 days of move-out. If any deductions are made for unpaid rent, damages beyond normal wear and tear, or lease violations, you'll receive an itemized written statement detailing each charge.
What constitutes normal wear and tear?
Normal wear and tear refers to the gradual deterioration that occurs through everyday use of the property — things like minor scuffs on walls, worn carpet in high-traffic areas, or small nail holes from hanging pictures. Damage resulting from neglect, misuse, or accidents falls outside that definition and may be subject to a deduction from your security deposit.
What are my responsibilities as a tenant?
You're responsible for paying rent on time, following the terms of your lease, keeping the unit in good condition, and reporting maintenance issues promptly. Any property rules outlined in your lease apply for the duration of your tenancy.
Are pets allowed in rental units?
Pet policies vary by property. Some units allow pets and some do not. Where pets are permitted, there may be additional fees or monthly pet rent, as well as breed or weight restrictions. Check the individual listing or contact us for details on a specific property.
Can Quality Rental Homes enter my property if I’m not there?
Yes, we may enter your unit with proper advance notice — for example, to complete a repair or conduct an inspection. In the case of an emergency, we may enter without prior notice. Michigan law governs the notice requirements, and we follow those guidelines.
Is renters insurance required?
Yes, renters insurance is required and must remain active for the duration of your tenancy. A minimum of $100,000 in liability-to-landlord coverage is required. Proof of coverage must be provided before you receive your keys.
How do I contact Quality Rental Homes if I have additional questions?
You can reach us by phone at 810-744-4333, by email at inquiries@qrhpm.com, or through the tenant portal.
